Design
We Create a Layout That Fits Your Space and Budget
Once you decide to move forward, we develop a floor plan that fits your property and your goals. Our design team works within your budget and the zoning constraints of your city — we don't design things that won't get approved.
You'll see floor plan options, exterior design concepts, and material selections before anything is finalized. We'll go through revisions together until the design is exactly right. This is also when we nail down the scope and finalize the project budget.
We use real materials pricing — not estimates pulled from a database. By the end of design, you'll know precisely what you're building and what it costs.
Permits
We Navigate the Red Tape So You Don't Have To
Permits are the part of this process that surprises homeowners most — the paperwork, the city requirements, the wait times. We've done this across eight DFW cities. We know what each city requires, we know how to prepare drawings that get approved, and we know how to respond when the city comes back with comments.
Permit timelines vary by city. Fort Worth and smaller cities like Denton and Southlake tend to move faster than Dallas. In all cases, we submit complete, accurate packages to minimize back-and-forth.
We keep you informed throughout the permit process so you're never wondering where things stand. When permits are issued, we're ready to start.
Construction
One Team, Clear Timeline, Consistent Updates
Construction is managed by our team, not subcontracted and forgotten. The same team that helped you design your project is the team overseeing construction. You'll have a dedicated project manager and a consistent crew on your property.
We work on a cost-plus basis, which means you see exactly what we spend. No hidden markups, no surprise change orders. If something unexpected comes up — and it sometimes does — we tell you immediately and explain your options before spending a dollar more.
You'll receive regular updates on progress, and you're welcome on the job site any time. We document the build throughout so you have a complete record of the finished work.
Completion
Final Walkthrough and Handoff
Before we call anything done, we do a final walkthrough together. We go through the space item by item — you tell us anything that isn't right, and we fix it before we hand you the keys.
We'll walk you through how everything works: HVAC, appliances, utilities, any smart home features. You'll receive a complete warranty package and a final set of all documents — permits, inspections, warranties, and as-builts.
After the project, we're still your team. If something comes up in the first year, call us. We stand behind our work.
What Makes This Different


Common Questions About Our Process
Do you handle the permits yourself?
Yes. We prepare and submit all permit applications, respond to city comments, and manage the process through to permit issuance. You don't have to deal with city offices.
What does "cost-plus" mean?
Cost-plus billing means we charge you our actual costs — materials, labor, subcontractors — plus a fixed percentage for overhead and profit. You see every receipt. There are no hidden markups.
Do I need to be home during construction?
No. We'll have a key or access code and will work while you're living your normal life. You can check in any time you want, and we'll give you regular updates regardless.
What if something unexpected comes up during construction?
We tell you immediately and explain your options before spending any additional money. No surprise bills. If something unexpected comes up — and it sometimes does — you make the decision on how to handle it.
What warranty do you provide?
We provide a one-year workmanship warranty on all our projects. Manufacturer warranties on equipment and materials apply separately. We'll walk you through the full warranty package at completion.
