The Project
This North Richland Hills project started with a single-car detached garage that had been used for storage since the homeowner bought the property. After seeing rental rates for small units near the DFW Medical Center and Loop 820, the homeowner wanted to know if conversion was financially viable on their specific lot.
The answer was yes — with some important conditions. The garage sat 6 feet from the rear property line, within setback requirements for NRH. The existing slab was solid and level, eliminating one of the most common early cost risks. The main challenge was plumbing: the garage was 45 feet from the nearest sewer cleanout, requiring a longer lateral than typical.
We designed a compact but functional 540 sq ft studio with an efficient kitchen along one wall, a defined sleeping area divided from the main living space by a partial wall with integrated shelving, and a full bathroom with walk-in shower. The garage door opening was in-filled with a large window and a glass entry door — preserving the natural light and giving the unit a residential feel from the exterior.
The permit took 6 weeks through NRH. Construction was completed in 14 weeks from permit issuance. The unit was listed and leased in three weeks at $1,250/month.
